Housing Counseling

Pre Purchase/ Home Buying. Individual counseling is available to prepare you to purchase you first home. We will help you understand and work with you on budgeting and credit; loan product and feature comparison; purchase procedures and closing cost; housing selection and mobility; fair housing, fair and predatory lending; selecting a real estate agent; home inspection; and available down payment assistance.

Resolving or Preventing Mortgage Delinquency or Default. For homeowners that may be experiencing delinquency and facing the threat of losing their home. You will learn the process; options available and referrals to other available sources. Counselor will also accompany you to the Diversion Court at the Philadelphia City Hall.

Rental. Helps you identify Tenant and Landlord responsibilities, Fair Housing laws and other issues related to before and after renting. To locate any available Federal, state, or local rental assistance; housing search assistance; landlord and tenant laws; lease terms, and assistance with locating alternate housing.

Post-purchase. Understanding what happens after the purchase of your home, such as your mortgage documentation;  home owners insurance; home equity; home improvement; home maintenance; property tax delinquency; utility cost; energy efficiency; and rights and responsibility of homeowners. Refinancing; loan options and improvements for persons with disabilities.

Homeless. This includes, but is not limited to information regarding emergency shelter; other emergency services; and transitional housing.

Workshops. Homeownership education classes provide general information about the home buying process using adult education techniques and interactive activities in a classroom setting. Topics covered:  advantages and disadvantages of homeownership, how to manage money and credit, how to shop for a home, how to obtain financing, parties/ documentation involved in the transaction, Fair housing, predatory lending and how to maintain a home after purchase.
