Since Esperanza’s early work in developing affordable housing for low-income families, it has been clear to us that providing stable housing is a critical part of community transformation, and gives families the foundation upon which to build success in other areas of their lives.

However, we could not meet the tremendous need for stable housing options just through residential real estate development.

We began comprehensive housing counseling services to help people find and maintain affordable housing, whether through rental or homeownership. Our housing counseling department serves the local community, and has grown to operate through a national network of affiliate organizations as well.

In 2008 we were certified by the federal Department of Housing and Urban Development (HUD) as a national housing counseling intermediary, and we are one of only 2 Hispanic organizations within the total 25 HUD-approved national intermediaries.

  • In the past two years, we have served over 2000 clients in Philadelphia, and nearly 5000 through our HUD affiliates around the country.
  • In that period, we were able to save 440 homes from foreclosure.
  • 249 families bought their first home.
